A Mortgage Loan Disclosure Specialist is responsible for issuing compliant and accurate mortgage loan disclosures to borrowers within regulatory time frames.


  • Issue initial product and loan term specific mortgage disclosure document packages to borrowers in a compliant and accurate fashion within regulatory time frames. 
  • Follow up to ensure that all documents delivered have been received, signed, returned and uploaded into the mortgage LOS as applicable.
  • Issue all applicable re-disclosures as needed and follow up when necessary.
  • Exceptional communication with borrowers, MLOs and fellow operations team mates to ensure borrowers and MLOs are well informed and mortgage operations has what is needed to be compliant.
  • Ensure a minimum of tolerance cures and compliance violations.
  • Respond to all QC and Audit reviews in a timely and professional manner.
  • Work closely with Bank Compliance Department and Mortgage Operations/ Administration to ensure that disclosures are always current, accurate, and compliant with Federal, State, Bank, Mortgage and First Bank specific regulations and requirements.
  • Maintain excellent customer service without sacrificing applicable Federal, State, Bank, Mortgage and First Bank specific regulations and requirements.
  • Completes annual compliance courses.


  • Adheres specifically to all corporate policies and procedures.  Also adheres to Federal and State regulations and laws including the Bank Secrecy Act.
  • Performs additional duties and responsibilities as directed

Knowledge & Experience: These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position.   • High school diploma or general education degree (GED); work related experience should consist of 1- 2 years' lending experience preferably in residential mortgage loans. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related. 
  • Entry level knowledge of Bank operations, products and services; related state and federal laws and regulations, and other Bank operational policies and procedures.
  • Intermediate level knowledge of mortgage operations, products and services; related state and federal laws and regulations, and other mortgage operational policies and procedures
  • Excellent organizational and time management skills ability to work with minimal supervision.
  • Intermediate skills in computer terminal and personal computer operation; mainframe computer system; word processing, spreadsheet and specialty software programs.
  • Exceptional verbal, written and interpersonal communication skills with the ability to apply common sense to carry out instructions and clearly communicate with both internal and external customers.


Physical Demands/Work Environment: Vision, hearing and speech are required. Individual must have the ability to work with detailed information in a concentrated manner.  

The environment for this position is an open office that is mostly clean and comfortable. It may include some minor annoyances such as noise, odors, drafts, etc. The incumbent is in a non-confined office-type setting in which he or she is free to move about at will. 

The incumbent in the course of performing this position spends time writing, typing, speaking, listening, lifting (up to 25 pounds), carrying, seeing (such as close, color and peripheral vision, depth perception and adjusted focus), sitting, pulling, walking, standing, squatting, kneeling and reaching.

The incumbent for this position may operate any or all of the following: telephone, copy and fax machines, adding machine (calculator), typewriter, computer terminal, personal computer, and related printers.
